Yokohl Ranch is a Sierra Nevada foothills community designed for its rural setting, natural rugged environment and historic ranch uses. Years of studies and analysis have resulted in a comprehensive land use program for development, open space, ranch management and recreation.

Yokohl Ranch will be a "turn key" community of unique residential neighborhoods, a commercial and civic town center, schools, parks, and fire and police stations. Numerous amenities will include creekside and foothill recreation, hiking and biking trails, a lodge resort and golf courses. Using the finest examples of craftsmanship, design and architecture of other San Joaquin Valley cities, Yokohl Ranch will perpetuate the finest qualities of Tulare County's rural neighborhoods and agriculture heritage.

Yokohl Ranch is based on more than three years of community outreach and research and designed to address future growth in Tulare County. We join others in supporting the belief that growth should be directed away from prime agricultural lands on Tulare County's valley floor. We plan to do this through phased and comprehensive community planning and development that pays its own way - and more.

Milestones

On February 12, 2008, the County issued the official notice that it plans to prepare an Environmental Impact Report (EIR) for Yokohl Ranch. Often referred to as a Notice of Preparation (NOP), the notice describes the elements of Yokohl Ranch and asks for public input on the issues that the project's EIR should analyze. The Yokohl Ranch NOP also includes the Initial Study that the County performed to determine which issues may be significant and require further analysis in the resulting EIR. On February 7, 2007, The Yokohl Ranch Company LLC submitted its formal Yokohl Ranch Plan application package to the County of Tulare. The package included applications for a General Plan Amendment and Zone Change, Preliminary Finance Plan, as well as a Master Development Plan for the entire 36,000-acre Yokohl Ranch


On November 7, 2006, The Tulare County Board of Supervisors unanimously approved (5:0 vote) a Reimbursement Agreement between Tulare County and The Yokohl Ranch Company whereby all costs associated with the processing of The Yokohl Ranch Plan would be reimbursed to the County. These costs include reimbursement for County staff time expended to help prepare the General Plan Amendment and other entitlement documents as well as the costs of outside consultants retained by the County including the environmental review consultant and outside legal counsel.


On February 7, 2006, The Yokohl Ranch Plan General Plan Amendment Initiation was unanimously approved (5:0 vote) by the Tulare County Board of Supervisors. This action now permits The Yokohl Ranch Company LLC to proceed with its formal application for a General Plan Amendment.

On May 20, 2010 the San Joaquin Valley Air Pollution Control Board unanimously approved a Voluntary Emissions Reduction Agreement (VERA) which will reduce to zero ROG, NOx, and PM10 emissions associated with Yokohl Ranch.
