The 4 Ps

Based on ongoing community outreach and continual extensive research conducted by our team of biologists, geologists, civil engineers, and hydrologists, we have crafted a land use program for Yokohl Ranch that, we believe, balances cattle ranching and open space with comprehensive and phased community development on portions of our ranch in Yokohl Valley. The plan for Yokohl Ranch is founded on four planning concepts that form its Guiding Land Use Principles, also known as The Four Ps:

PRESERVE our shared ranching and agricultural legacy by retaining the Boswell ranching operation at Yokohl Ranch AND reducing the pressure to develop homes on prime agriculture lands of the valley floor by creating a comprehensive and sustainable master-planned community in the foothills;

PERPETUATE the historical character of Tulare County at Yokohl Ranch via small neighborhood and village-scale community planning that rejects big-box retail and incorporates great architectural design into Yokohl Ranch homes, schools, its town center, recreation and more;

PROTECT natural resources such as water, air quality and open space via environmentally and sustainably sound practices (water re-use, recycling and conservation); and

PAY ITS OWN WAY by providing services, facilities and amenities for Yokohl Ranch residents via developer-funded improvements, fees and programs Рat no cost to existing Tulare County Taxpayers.
